Have a property PENDING? So what's next: First (usually is the Title Report from the Title Insurance Company) then inspections

and the earnest money is already in of course!  However, I hope you have a real estate broker that studies the Title Report.  Especially if it's a property that was subdivided many moons ago with easements, rights of other if any.  Don't freak out if there's utility easements as that's normal.  However, should you have other rights of access, make sure it's insured on the title insurance policy (btw) is getting ridiculously expensive!    Good luck!  And should you think you need an experienced broker like me (especially in contracts and title reports):  Hire me.  Mary Gemba  Broker/Owner Deschutes Realty

I have represented court judges in selling their property:  Federal Court Judge Sherm Finesilver, and another Circuit Court Judge along with seasoned retired real estate brokers such as:  Jean Bear of what we developed as Bear Ranch and Hall of Famer Re/Max Top Producer Annette Finesilver.  They trusted me to not only get the job done, but to represent them properly.  Call me at 541-771-8947 (no solicitors please).
