Housing Activity Expected to Pick Up in 2024 as Rates Move Lower

Economic Growth Still Predicted to Soften as the Labor Market Shows Signs of Cooling

WASHINGTON, DC – February 23, 2024 – Existing home sales and new single-family housing starts are expected to grow modestly in 2024 amid lower mortgage rates and slowly strengthening homebuyer sentiment, according to the February 2024 commentary from the Fannie Mae Economic and Strategic Research (ESR) Group. While housing affordability is still seriously constrained following the home price run-up of the past few years, the supply of existing homes available for sale is finally showing signs of loosening. Additionally, more households have recently signaled that they expect mortgage rates to decline, as evidenced by Fannie Mae’s January 2024 Home Purchase Sentiment Index®, a newfound optimism that may signal an increased openness to moving. The ESR Group’s latest forecast sees mortgage rates falling to 5.9 percent by the end of 2024 and 5.7 percent by the end of 2025, both slight upticks compared to last month’s forecast. Additionally, it expects single-family starts to trend upward in 2024 despite the pullback this past month, as permits have increased for twelve consecutive months and demand for new homes remains robust.

 In my LUXURY HOME class, we were told this as well as where do you start and why?

Buyers don't want to feel that you've established your home for yourselves, they want a clean and clear palate so they can imagine THEIR furniture in the home, THEIR way of living in the home.  So.... DECLUTTER!  Make the look more simple.  Certainly paint if it hasn't been done in a few years OR change out that coffee/cognac wall for a brighter shade of white or silver to go with today's look.

Check out what the builders are doing.  They follow the trends.  Go to Open Houses as well.

If you CAN'T afford to put money into your project, at least offer a Home Owner Warranty with the sale.

It covers a lot while you have it listed and covers possible replacements of items should they fail within a year of the sale.

Average Price for Bend
With interest rates staying stubbornly high for longer than we initially anticipated, prices are pretty flat in the Bend area. No big swing in either direction. Sellers are still getting 99% of their asking price while buyers are asking for more inspection repairs rather than lowballing which could drive prices downward. There is a tentative prediction that we may see some rate relief in May which could set us up for a great summer season of buying and selling. Buyers seem to have gotten used to the rates with the knowledge that they will eventually refinance.
With three in escrow right now I feel pretty optimistic about the rest of the year. The "pandemic effect" is wearing off and life changes are inspiring people to make moves, in spite of interest rates. I'm looking forward to helping some folks do just that!
