Real Estate Commission Shake-up is alarming some Buyers that can't afford to pay a Buyer Broker Commission

 We won't know until maybe July how this shakes out with a new settlement (that is subject to court approval) .... bottom line:  there's never been a fixed commission rate and many of us have offered discount commissions for years.

This is in regard to:

National Association of REALTORS® Reaches Agreement to Resolve Nationwide Claims Brought by Home Sellers

 NAR has agreed to put in place a new MLS rule prohibiting offers of broker compensation on the MLS. This would mean that offers of broker compensation could not be communicated via the MLS, but they could continue to be an option consumers can pursue off-MLS through negotiation and consultation with real estate professionals.
Further, NAR has agreed to enact a new rule that would require MLS participants working with buyers to enter into written agreements with their buyers. NAR continues, as it has done for years, to encourage its members to use buyer brokerage agreements that help consumers understand exactly what services and value will be provided, and for how much. These changes will go into effect in mid-July 2024.

Loan rate kicked up a tad today however, there's a CASH ADVANTAGE PROGRAM....

 Oregon Housing and Community Services lowered the interest rate of the CASH ADVANTAGE program, which grants buyers a 3% cash grant at closing.  This grant greatly helps with a purchase to cover normal settlement charges without seller credits. The interest rate is now lowered to 6.75% (and keep in mind, this does not add a 2nd lien that must be paid back by the buyer, so it is far better than a normal 6.75% loan that doesn’t offer a cash grant!)

I offer to pay for a Home Owner Warranty when we close btw worth approximately $450.

What's the most important thing in marketing your property besides the BEST photographer? (adds up to 10% )

How about KNOWING the property?  How many times have I walked into an Open House either with a Buyer or Not and asking questions about the finishes of a property....what kind of wood is the floor....what kind of wood are the cabinets.....what is the tile in the master bathroom?  and the agent does NOT know.  

If this agent doesn't know, HOW can that person know the value of your custom home?

Radiant floor heat?  Some people don't know how good it is!  Sad.

 Luxury home sales are surging, with prices hitting all-time highs, according to a new report from Redfin. A typical U.S. luxury home sold for a record $1.17 million in the fourth quarter of 2023, up 8.8% from the same period a year earlier. The Redfin report defines luxury homes as those estimated to be in the top 5% of their respective metro area based on market value.


Redfin, a real estate brokerage, also showed that although high mortgage rates are having a chilling effect on the rest of the market, luxury home prices are rising because so many affluent buyers can buy homes in cash. In fact, nearly half, or 46.5%, of the fourth quarter’s luxury purchases were made in cash. That’s up from 40% a year earlier.
