Shopping for a home? You should consider hiring an ABR broker. That's a broker that is a Buyer's Representative. Fee normally paid by the Seller

 Let's say you found the house you want.  WHAT does the ABR broker do that's special.  Well, the ABR broker works for your interests and not that of the Owner's.  The ABR broker manages the deal for you.

By the time the deal is closed, the ABR broker has worked with over a dozen people on your behalf.  i.e.

The Seller's Agent along with his/her team //The Inspector/The Appraisor/ The loan officer and his/her team

Possibly the Assessor's office, The utility companies, the irrigation company, the schools

Finding the history of the property, permits of record, who built it?  Their reputation....

Demographics in the neighborhood (and That's a big one)

Your ABR will recommend WHICH type of inspection might /should be performed, WHAT loan company has the best rates and reduced "junk fees"....so you might want to hire the broker with EXPERIENCE.
