 That's right!  Why folks don't use these more is BEYOND me in that:

When you have a Home Warranty in place when you list your property (no cost to you!) it covers mechanical parts in your home while the home is on the market.  AND.......

The new buyers have the peace of mind that should something break down in the first year of home ownership, it will be fixxed or replaced with just a small fee to them.
