A Home Owner Warranty with American Home Shield or another company warrants the appliances and workings of the house while the house is on the market.  Should something break down (like a dishwasher or hot water heater) you the Homeowner just pay a service fee of approximately $65 to $90 to have it fixed or replaced.

As a Homebuyer, the appliances, furnace, hot water heater is warranted for a full year after the sale.
Again, you as the new homeowner, just pay a nominal fee to get it fixed or replaced.
