Slow week, of course, with Christmas a couple of days away and it being so cold; however, there are 8 residential properties PENDING
so far today (in all of Central Oregon) and most have been on the market about 100 days.......fyi
Don't let the media hype fool you. YES there is a lot of inventory so there's some good negotiating to be had but few new listings.
Don't sit on your hands WAITING for the market to move your way. The experts say the best time to buy was 5 years ago (in ANY market at ANY time.)
JUST find a town, a neighborhood a few houses that could work, check them out and try your offer.

$696,000 Median Price (up from November)
$352 Median Price Per Sq Ft (up from November)
137 Total Residential Sales (down from November)
1.5 Months of Current Inventory (down from November)
18 Median Days on Market (down from November)

Median price has creeped up slightly, but inventory has gone down and houses aren't staying on the market as long. Sellers should consider listing before the influx of listings in the spring. And buyers still have negotiation power.

You would think that with a jump in the interest rate that it might become a Buyer's Market; however,
stats show that although last year half the sales were CASH and that now cash deals are 25%.......
after speaking with a colleague yesterday: his Buyers have put in 7 offers and not one has "stuck".
